Weather seal replacement
The weather seals around your garage door are your first line of defense against the elements. They line the bottom, sides, and top of the door to block out heat, dust, rain, and pests. In the East Valley, where summer temps push past 115°F and monsoon storms roll through without warning, worn-out seals make a real difference. If you're noticing light, dust, or water creeping in under or around your door, the seals are probably due for replacement.
Warning signs your weather seals need replacing
- You can see daylight under or around the edges of your closed door.
- Dust, dirt, or debris keeps collecting inside the garage, even with the door shut.
- The bottom seal is cracked, brittle, or torn.
- Water gets in during monsoon storms or when the yard is being watered.
- You've noticed insects, scorpions, or other pests getting into the garage.
How we fix it
We inspect all the seals around your door — bottom, sides, and header — to see what needs attention. The bottom seal takes the most abuse, so that's usually the one that goes first. We remove the old seal, clean the retainer channel, and install a new one sized for your door. If the side or top seals are worn or pulling away, we replace those too. We check the door's alignment while we're at it, because a door that doesn't sit flush will chew through new seals faster than it should.
Why this repair matters
Damaged seals do more than let in dust. In an Arizona summer, a gap under your garage door lets superheated air pour into the space, which drives up cooling costs for any rooms connected to the garage. Gaps also invite pests — scorpions, roaches, and rodents are all looking for shade and a way inside. And during monsoon season, even a small opening can let in enough water to damage stored belongings or create mold issues. Replacing worn seals is one of the most affordable repairs with one of the biggest quality-of-life payoffs.
Typical timeline
A full weather seal replacement usually takes about 30 to 45 minutes. We carry common seal sizes on our trucks, so same-day service is typically available.
Pricing
Weather seal replacement is priced based on the door size and how many seals need replacing. We provide a clear quote after inspecting the door — before we start any work. Call for a free estimate.
Frequently asked questions
How often should weather seals be replaced?
In the Phoenix area, the extreme heat and UV exposure tend to break down rubber seals faster than in milder climates. Most bottom seals last around three to five years before they start cracking or losing their flexibility. If your garage faces south or west and gets direct sun, they may wear out even sooner.
Will new weather seals help with my energy bill?
They can. If your garage is attached to your home, gaps around the door let hot air into the garage, which radiates into your living space and makes your AC work harder. A proper seal won't turn your garage into a refrigerator, but it makes a noticeable difference — especially during the peak summer months.
Can I replace just the bottom seal, or do all the seals need to go?
You can absolutely replace just the one that's worn out. The bottom seal is the most common replacement since it takes the most wear from the door opening and closing. We'll check all the seals during the visit and let you know if any others are on their way out, but we'll never push you to replace something that still has life in it.
Do weather seals keep scorpions out of the garage?
A tight-fitting bottom seal is one of the best things you can do to keep scorpions and other pests from getting in. Scorpions can squeeze through surprisingly small gaps, so even a small crack in an old seal can be an open invitation. New seals close those gaps and make your garage much less accessible to unwanted visitors.
