Like any mechanical system, it needs regular maintenance to run safely and last as long as possible. Our comprehensive tune-up catches small problems before they become expensive repairs, keeps your door operating quietly and smoothly, and extends the life of every component in the system. What's in our multi-point tune-up

Every Brenner maintenance visit works through the same thorough checklist, and our technician will walk you through their findings and recommendations when they're done. Here's what we actually inspect and service:

Spring condition and tension

We check both springs for wear, rust, and stretched coils, and verify the tension is right for your door's weight. Arizona's daily temperature swings fatigue springs faster than almost anywhere, so this is the first thing we look at.

Cable wear

Cables are inspected end to end for fraying, rust, and slack. A cable that's starting to fray is far cheaper to replace on your schedule than after it snaps.

Rollers and hinges

We check every roller for cracks, flat spots, and seized bearings, and every hinge for loose or missing hardware. Worn steel rollers are one of the most common causes of a noisy door.

Track alignment

Tracks are checked for bends, shifted mounting hardware, and the dust buildup that our desert air deposits year-round.

Safety sensor and auto-reverse test

We test the photo-eye sensors and the door's auto-reverse response — the safety systems that protect kids, pets, and vehicles. If they don't react instantly, we find out why.

Door balance test

With the opener disconnected, a properly balanced door should hold its position halfway open. If it drifts, the springs are doing too little or too much work, and the opener is paying for it.

Lubrication of moving parts

Springs, rollers, hinges, and the opener rail all get fresh lubrication. Heat above 110°F breaks lubricants down quickly here, which is why an annual re-lube matters more in the Valley than in milder climates.

Weather-seal condition

We check the bottom and perimeter weather seals for the cracking and shrinking the Arizona sun causes, so dust, monsoon rain, and pests stay outside.

Opener force and limit settings

We verify the opener's force and travel-limit settings are correct, listen for gear wear, and check that remotes and the wall control respond reliably.

Why maintenance matters in Arizona

The Valley's climate is particularly hard on garage doors. Here's what makes regular maintenance especially important in our area:

• Extreme heat. Summer temperatures above 110°F cause metal components to expand. Daily temperature swings stress springs, hardware, and tracks through repeated expansion and contraction cycles.
• Dust and debris. Arizona's dusty environment clogs rollers, coats tracks, and grinds down moving parts faster than in other climates. Regular lubrication and cleaning keep everything moving freely.
• Monsoon season. Summer storms bring wind, rain, and debris that can damage weather seals, shift track alignment, and introduce moisture to components that rust.
• Sun exposure. UV radiation degrades weather seals, fades finishes, and dries out lubrication. South- and west-facing garage doors take the most punishment.

When to schedule maintenance

We recommend a professional tune-up at least once a year. For homes that use the garage door heavily (4+ cycles per day), or in households where the garage is a primary entry point, twice a year is even better. The best times are spring (before the extreme summer heat arrives) and fall (after monsoon season). That said, any time is a good time to get your door checked if it's been more than a year.
