Bottom Seal Replacement in Mesa
The bottom seal on this Mesa garage door was cracking apart and its type is no longer made, so we fitted a universal retainer and a fresh seal in under an hour.
Completed October 2026 · Mesa
What we found
This Mesa homeowner called us to have the bottom seal on their garage door replaced. The seal had cracked and started to deteriorate, and in the before photo you can see it coming away from the bottom of the door. A seal that far gone leaves a gap between the door and the floor, so dust, debris, and pests have an open path into the garage, and the seal only gets worse from there.
What we did
The seal this door was built with has been discontinued, so a straight swap wasn't possible. Not to worry. We replaced the bottom retainer with an aluminum universal one and installed the new seal in it. A universal retainer takes a seal that is still made, so the next replacement, whenever it comes, is a simple one. The job took roughly 45 minutes.
How it turned out
The door seals against the ground properly again, and the gap along the bottom that was letting in dust and debris is closed. It took one visit and under an hour, start to finish. If the bottom seal on your door has cracked or is pulling loose, call (480) 520-9000. A discontinued seal doesn't mean a new door, only a new retainer.
